How to Prepare Your Home to Charm the Pants off Your Buyers

Have you ever wondered why some homes give you a feeling of welcoming warmth and comfort and others don’t? You know the feeling I’m talking about. It’s where you feel so contented it goes right through your whole body.

Have you ever been through a home where the owners obviously spent tons of money on their furnishings and accessories, and you did not get that warm fuzzy feeling? I guess we can rule out having to spend lots of money in order to get that feeling in your home.

Here’s what you need to think about when preparing your home for sale. The simplest and least expensive solution is to appeal to the "Five Senses" when staging a home in order to sell your home fast. Keep reading to learn more.

Seeing

Prepare your home so the minute your potential buyer walks into the entrance way, they see a neat and tidy home. This is important, because sight creates an immediate reaction in our brains. Your buyer is either going to immediately like or dislike what they see. You want them to like what they see, so they will want to see more.

Scatter small pillows that are in all shapes and sizes in the sitting areas to make the chairs, sofas and beds look more comfortable and inviting. Just be careful not to overdo it by making it look cluttered. Most people love books, so place "Coffee Table Books" or "Magazines" neatly on end tables and bedside stands. It will appeal to them and make them feel more at home. If you have small table at the entranceway you could add a green plant, a beautiful ornament or maybe an interesting piece of pottery.

In the daytime make sure the lights are on in every room. You don’t want your home to seem dark during the day. If you have an evening showing, harsh bright lights take away from the ambience of the home.  Small table lamps can cast a warm glow and add charm to the room. You want to leave the lights on in the kitchen that you would normally use when you are working in the kitchen. 

Hearing

Your realtor is going to ask you to leave your home in order to make the buyers feel more comfortable. However, walking into an empty house that is dead silent can be very uninviting. You can drown out the emptiness with music. Find a music station or a CD that plays pleasing soft music. In the case of the CD make sure you can put the music on "repeat" just in case the showing takes longer than you think it will. Do not assault their ears with loud music. If you have speakers to the backyard, have the music playing out there too. When they check out the back yard it will give them a sense of continuity with the house.

Taste

If you are industrious, have some fresh baked cookies on a plate with a sign saying "Please help yourself". This will get the attention of their taste buds. Many times people have rushed home from work to go look at homes, and haven’t taken the time to eat. They are going to remember your home as the one with the awesome chocolate chip cookies. If you don’t have time to bake cookies, having a bowl with some small candies or small chocolate bars will do the same trick.

Smell

Appealing to the sense of smell will also create positive feelings in your buyers. Fresh flowers in a vase on that small entry table will tickle both the sight and the smelling senses.  Aromas like fresh baked bread or pumpkin pie can be achieved with scented candles. If you don’t like to leave candles burning, a light dusting of scented "Carpet Fresh" and a quick swipe with the vacuum can achieve the same thing.

Touch

I bet you were wondering how you are going to accomplish this. The first thing to do is to get some extra padding to put under that entranceway mat and all other area rugs. When your buyers walk in and it feels like they are stepping on a cushion of air, they are immediately going to have their spirits lifted. Make sure the countertops in your kitchen and baths are clean. For some reason people love to run their hands over the countertops. There is nothing worse than wiping your hands over a countertop and coming up with sticky hands.

Get started and plan how you would like your home to look, sound like, taste, smell and feel like. Small changes can be made without spending a lot of money. You can turn your house into the charming home that your buyer’s desire. Before you know it you will have sold your home.
